Hello!
My wife and I have 40 beautiful, mostly forested acres along Buffalo Creek near Coggon, Iowa. We live on the property and would like to share it with a diverse group of folks that enjoy the outdoors (e.g., retirees spending the evening watching the sun go down, young adults (or young at heart!) that kayak, hike, bike and ride ATVs), thoughtful, creative ‘tinkering’ (e.g., crafts, home improvement, gardening, forest management) and family/community (e.g., we welcome family visits to the property and enjoy knowing and interacting with neighbors). We do not intend to create a community dedicated to a specific ethos or governance, we just want to create a place that people want and enjoy coming home to… whether that’s for a month, or a lifetime. The campground will also be open to weekly, monthly and seasonal RVs and tent campers, but will not exceed a total of 15 sites.
Community Location
The community is located, literally, across the street from Coggon, Iowa (population of about 600). The community is just off Highway 13 with direct access to Cedar Rapids (about 30 minutes south) and Manchester (about 20 minutes north). Coggin is a friendly small town with a state chartered bank (Community Savings Bank), firehouse, community grocery store, community center (old school), nice city park and a Casey’s General Store (great pizza!). Buffalo Creek State Park, Pinicon Ridge Park, access to the Wapsi River and a golf/country club is less than 5 minutes away. Central City is about 5 minutes south of the property and is about twice the size of Coggin with more restaurants, K-12 school, and activities, including the Linn County Fairgrounds. Marion is about 15 minutes to the south with a population of about 35,000. Marion is well developed with all the necessities for someone transitioning from the ‘city’ life to country living… Walmart, Home Depot, Menards, coffee shops, diverse restaurants, auto repair, major banks, etc. Oh, and for those who are interested, the ‘Field of Dreams’ is about 30 minutes away! 😉
Current Community Amenities
BCB is a small, gated community with only eight (8) permanent sites for tiny homes, RVs and other camping structures. Tiny homes must be THOWs that can be easily moved on, off and within the property. Mobile homes and structures requiring a permanent foundation are not permitted. Each site has hook-ups for water, electric (30 & 50 amp), septic and parking for two cars. We offer seasonal (summer-7 months; winter-5 months), monthly and weekly rental contracts.
Residents will have access to 37 acres that include the following amenities:
• Field, forest, Buffalo Creek (both sides), catch and release fish pond and 2+ miles of trails.
• Many sandy beaches along Buffalo Creek.
• Trails suitable for hiking, biking, walking, golf carts and light ATV use.
• Firepits are provided at each site along with a couple of community firepits scattered throughout the property.
• Primitive camping along the stream and forest is allowed for residents and visiting guests of residents.
• Some lawn care and snow removal are provided.
• We have a chicken coop and will share eggs with the community.
• We currently have 2 adult and 2 child kayaks that we would be happy to share with residents.
• Abundant wildlife on the site. Animals commonly seen include:
o Deer
o Turkey
o Raccoon
o Beaver
o River Otter
o Mink
o Weasels
o Coyote
o Fox
o Groundhog
o Eagles
o Very diverse avian community for birders

We are open to any ideas and suggestions the community might have, but here are a few things we are considering:

About Us
I am a wildlife biologist and Navy veteran. My wife is the Director of Nursing at a local nursing facility. I enjoy outdoor activities and land management and she likes crafts, painting and sculpting in the winter and tinkering with vehicles and such out in the garage in the summer. If were not tinkering with something… we must be sleeping!
